VRF’s Role in Oklahoma City’s River Revitalization

The Oklahoma City (OKC) Boathouse District is central to the recent revitalization of the Oklahoma River. Its six buildings offer athletic training facilities, event spaces, activities for children and adults, and more. With such a wide range of cooling and heating needs across its six buildings, it’s no surprise the five newest Boathouse District buildings selected our Variable Refrigerant Flow (VRF) systems.

The first of the five buildings to receive VRF was Devon Boathouse, what OKC Boathouse Foundation Senior Director John Riggs called a “stunning, high-performance facility, and a designated U.S. Olympic & Paralympic Training Site. There’s a little bit of everything across its 33,000 square feet…” A facility with multiple spaces, and each space dedicated to occupant experience, it required an HVAC system that offered not only zoning abilities but advanced controls. “This is about access – the ability to remote in and change things on the fly. A high level of access and control means you can manage energy costs and customers’ comfort. VRF offers that kind of access,” said Riggs. Our systems also offered a flexible design and discreet operation.

After such a positive experience, the Boathouse District continued using VRF technology on other projects. The next was the Chesapeake Finish Line Tower, which required a flexible installation due to the structure’s castellated beams. After that was the CHK|Central Boathouse, whose performances spaces have a variety of heating loads, and VRF offered the ability to ramp up when the spaces were occupied and ramp down between performances.

Following those two projects, the SandRidge Youth Pavilion needed an HVAC system that could match its high-level, contemporary look, and our VRF was a fit. The most recent project, RIVERSPORT Rapids, is a high-performance building that combines the HVAC needs of all that came before it – zoning, flexibility and aesthetics.

We’re so honored and excited to see our systems applied to such an important, wide-ranging project. The Boathouse District has become a hugely popular area destination. It’s no wonder: its beautiful buildings offer spaces to train Olympians, take in a show, do recreational or sporting activities, or just sit back and enjoy a nice, comfortable afternoon. Learn more.

Project Profile: Asbury United Methodist Church

The Asbury United Methodist Church (AUMC) in Harrisonburg, Virginia, has been welcoming guests through its doors for 228 years. Today, the church still offers religious services but also serves as a place for education and community activities. AUMC’s education and community wing totals 23,000 square feet of the building and quickly needed a long-term HVAC solution.

Pastor Bob Talbott and Bill Rees, AUMC’s chairman of the trustees, both agreed that the current HVAC system required too much maintenance, and that Variable Refrigerant Flow (VRF) was the perfect solution for the supplementary space. Rees said, “It was the efficiency and functionality that drew us to it – to be able to control individual rooms, to be able to schedule and change the temperature based on the comfort of the folks in the room.”

AUMC selected Blauch Brothers, Inc., Harrisonburg, to complete the project. Winston Rhodes, PE, design engineer, Blauch Brothers, felt Mitsubishi Electric was a wise choice. “Mitsubishi [Electric] was clearly the most field-proven; it has all the kinks worked out as the most mature product in the VRF line.”

Without going over budget, the installation was successful, and the result has been extremely positive for AUMC. The church now has the control and zoning abilities it wanted.

As Rees said, “The system has performed nicely given the variety of uses. Our education wing is used every day – morning, afternoon and evening. The big spaces are used, and the small classrooms are used. So it’s a variety of uses at a variety of times, and the Mitsubishi [Electric] system is performing very, very well.”

Project Profile: McVille Manor

McVille Manor, located in Madison County, Alabama, has been passed down through one family since it was first built in 1814. The house also holds a place on the National and State Registers of Historic Places. Through the years, McVille Manor has seen its share of expansions and renovations; however, none of them adequately addressed the home’s cooling and heating issues. In a climate that can easily reach 100 degrees Fahrenheit with 100 percent humidity, window units just weren’t doing the job. The 200-year-old home needed a minimally invasive system that could preserve the home, itself, as well as its original character.

Since the house is old and fragile, it could not support conventional ductwork. After consulting with contractors, museum curators and an architect, homeowner Marguerite Ellison chose our Zoned Comfort Solutions™, mixing and matching wall-mounted and floor-mounted units depending on what each space allowed and what looked best.

Eddy Childress, owner, Childress Air Conditioning & Heating, New Market, Alabama, was already a fan of Mitsubishi Electric before installing Zoned Comfort Solutions at McVille Manor: “With this system, you can install with limited impact to the space – not having to cut large holes in the walls or floor.” The house can now maintain a comfortable indoor environment year-round. With that reliable comfort finally secured, McVille Manor will soon begin hosting events, tours and weddings.

Project Profile: Boathouse District

The Oklahoma River has a vibrant riverside filled with attractions and stunning architecture. The Oklahoma City (OKC) Boathouse District is central to that vibrancy, with six buildings offering athletic training facilities, event spaces, activities for children and adults, and more. All of those facilities need year-round cooling and heating, but they vary widely in square footage and usage. To meet such ranges across its six buildings, it’s no surprise that the five newest Boathouse District buildings use our VRF systems.

Here’s a brief look at those five facilities:

  • Devon Boathouse. This designated U.S. Olympic & Paralympic Training Site has “a little bit of everything across its 33,000 square feet,” said John Riggs, senior director of operations, OKC Boathouse Foundation. A facility with so many spaces, and with each space dedicated to occupant experience, required an HVAC system with advanced controls.
  • Chesapeake Finish Line Tower. The requirement to fully conceal all HVAC units – both indoor and outdoor – required a creative solution. In this case, the outdoor units were located in the basement.
  • CHK|Central Boathouse. Featuring a performing arts venue, art gallery and workout center, this boathouse has a wide variety of heating loads and unique spaces that all had to be acoustically sound.
  • SandRidge Youth Pavilion. This smaller space, with a high-level, contemporary look required the HVAC system to be discreet, while its ranging people loads required flexibility and speed in responding to adjustments.
  • RIVERSPORT Rapids. An architectural beauty and HVAC challenge, this space needed cooling and heating for a variety of spaces, and a way to conceal the outdoor units. In this case, the outdoor units were located behind a mechanical screen.

Five projects, five sets of challenges and five success stories. As Riggs said, “Working with the Mitsubishi [Electric] systems has been great. They’re unlike any other systems, and they’re fantastic. Very usable.”

Suites on Paseo

California is home to some of the most demanding energy standards in the nation. The Suites on Paseo (Suites) is a San Diego student housing complex that followed these standards, culminating with LEED® Silver certification and 287 very comfortable students. This result required a creative HVAC solution for the complex’s 98,000 square feet of space – one that would meet codes and high student demands.

The system that could meet all of these requirements was our Variable Refrigerant Flow (VRF) system. The technology enabled Suites to be split into 300 separate zones across three buildings, all controllable from a central computer. Lee Rich, the building maintenance supervisor, said, “From the computer in my office, my Mitsubishi Electric controls network allows me to override every single fan coil on this property. That’s impressive.”

Even more impressive – LEED Certification Specialist Michael Bigelow noted that “the system provided a 40 percent annual kWh savings. This foundation allowed our all-in design to beat the baseline by 46 percent, which got us 11 out of 10 LEED points in the v2.2 system. Yes, there’s a bonus point in there.” Such energy savings and overachieving, a mark of our technology, will make Suites a comfortable, healthy place for students to live for years and years to come.

Project Profile: The Market at Liberty Place

The Market at Liberty Place is a popular gathering spot for friends and families in Kennett Square, Pennsylvania. LGB Properties, LLC demolished and rebuilt the three-story, 31,000-square-foot building, which now holds nine food vendors, offering everything from seafood to pizza to ice cream and coffee. The challenge when renovating this space was finding an HVAC system that would be efficient and diverse enough to meet any vendor’s needs.

Selecting our VRF system was an easy choice. To heat the patio during the winter, the system reclaims heat from the building’s west side, where the solar load, ovens and grills are located, and transfers it to cooler areas. The same process keeps the patio cool in the summer. Inside, the system maintains a comfortable environment. “On a 100-degree humid day or a cold day, with the door opening and closing, it’s nice in there,” said Larry Bosley, president and CEO of LGB. Between the year-round occupant comfort, quiet operation, low-energy usage and ease of control, Bosley calls our R2-Series VRF system “a dynamite system.”

Project Profile: Grand Lake Mental Health Center

Economy was a big concern for Grand Lake Mental Health Center, Inc. (GLMHC) when it decided to transform a 20,000-square-foot bar and dance club into its eighth clinic in northeast Oklahoma. The challenge was finding an HVAC system that could provide the patient privacy and comfort essential to health and wellness facilities and deliver cost savings. Our R2-Series VRF system was the obvious solution.

“A risk in a therapeutic environment, where return air systems are tied together, is that voices carry,” says Larry Smith, GLMHC’s chief operating officer. The minimal ductwork of our system allows for privacy. The technology is zoned to optimize both comfort and cost savings, allowing GLMHC to control the temperatures throughout the facility based on the activity in each area. Patients undergoing exams in one part of the facility can be kept warm while patients working out can be kept cool. The system is also able to keep the on-site pharmacy’s medicine cool, despite the surrounding heat-producing equipment. Any area not in use can be shut off entirely to avoid unneeded cooling and heating.

Project Profile: Sixth St. Passive House


Joey Conover and Jeff Erkelens own Latitude 38, a company committed to sustainable building and energy efficiency. They are so dedicated to this cause that they live in one of their own projects – the Sixth St. Passive House.

When selecting the HVAC for their new 3,168-square-foot home, the couple was tasked with finding a system that would meet the stringent energy efficiency requirements for Passive House certification. They called in Certified Passive House Consultant John Semmelhack, who said our M-Series multi-zone system was “a given” for the job. The bottom floor of the three-story house functions as a rental apartment. The zoning feature gives Joey, Jeff and the tenants personalized comfort control. The system’s INVERTER technology and cooling and heating capabilities deliver the efficiency a Passive House necessitates. In fact, the Sixth St. Passive House currently uses a fifth of the energy that would be expected from a house of its size.

Project Profile: M Station Apartments

Foundation Communities is a nonprofit organization dedicated to building sustainable and affordable homes for low- to moderate-income families in Austin, Texas. The M Station community is a result of this effort.

Architect Sunshine Mathon, LEED AP and director of design and development for Foundation Communities, designed M Station with an aggressive green building goal of LEED® Platinum certification. A vital component to meeting this goal was our VRF technology.

Mathon selected our R2-Series heat pump systems for the job. Conventional systems would have required 150 compressors for M Station’s 150 apartments – only 19 of our outdoor units were needed. Occupant comfort was the utmost importance. Our systems deliver best-in-class climate control for the tenants year-round.
